As a Potts Point resident and Real Estate Valuer, I have had a lot of dealings with local Real Estate Agents and have seen and witnessed how each of them operate and deal with the sometimes difficult and sensitive approach to keeping all parties happy and communicating when trying to make a purchase. At times agents advertise a property and ask for offers but fail to keep all parties informed of the progress of each offer, leaving buyers upset and even locked out of making further offers which may in the end be in the best interest of both the agent and the vendor. Just recently I was looking for a unit in Potts Point and was shown one in Victoria St by Tristan who thought it might appeal. Subsequent offers were made by myself and other parties and we were all kept informed along the way as to the current situation by Tristan. Effectively less than four weeks after I showed my flat to you first time, I exchanged contracts with the purchaser!!!

Sonia contacted me to see if I was interested in selling my property in Mosman, which I had owned for 30 years, through her.

I had already discussed selling with another agent, well known on the lower north shore, who was a friend.

Contrary to the advice I had received from the other agent, Sonia advised me not to paint and carpet, that it was best to sell as it was and that she would sell it for a couple of hundred thousand dollars more than I had been advised it was worth. Sonia said she would find a buyer within 3 weeks.

Silvia Vitale sold unit 9/12 Springfield Ave, Potts Point for me in January 2009 after approximately 10 weeks on the market.

Given the difficult financial climate and the fact that at least two weeks were lost due to the Christmas break, I believe this was a very quick sale.

Silvia recommended a modest marketing plan which maximised exposure without spending a great deal of money. She was very enthusiastic and worked hard to ensure the sale. She was always ready to make appointments for inspections for those who could not make the regular open for inspection times.

Even after I had accepted an offer, Silvia continued to show the prospective buyers through the unit until contracts exchanged. This meant that other interested buyers were in the wings if the original offer fell through for some reason.

I was initially concerned about attempting to sell the unit while it was tenanted, but Silvia ensured the co-operation of the tenats. She treated the tenants with respect and was always sensitive and sympathetic in her approach to them. As a result they presented the unit at its best and allowed extra inspections by appointment. I believe that Silvia dealt with this delicate issue more successfully than most other agents this was instrumental in achieving the desired result.

Throughout the period the property was on the market, Silvia took the time and trouble to understand mu requirements and listened to my opnions. Once I made my position clear, she accepted it and did not attempt to pressure me to accept a lower offer.

What I think was the most surprising aspect in this was that Silvia made what could have been an extremely stressful process seem rather simple.

She was always happy to help and spent many hours answering all my questions to enable me to truly understand the process of selling the house.

I had extreme confidence that she would get me the best price possible, which she delivered.

I believe Silvia's natural ability to connect with people resulted in the best result for both myself and the buyer. It is a compliment to her to be able to balance both aspects whilst delivering on my expectations.

I have had the pleasure of having Caroline Reading as my property manager for approximately six years, firstly through Gail Florence Real Estate, and then more recently through Hayek Real Estate.
During this time I have found her to be imminently approachable, whether via telephone or email. In all cases she responded promptly, often within a couple of hours, to any queries I may have had. On the rare occasions I had something wrong with the apartment, Caroline was quick to organise repairs with a minimum of disruption to my tenancy. Indeed, most repairs were attended to and resolved within 24-48 hours.

Caroline is also a rare breed of property manager in that she equally supports the needs of landlords/owners and tenants alike. All too often the support is skewed in favour of the landlord, with the tenant sometimes left to feel like a second-class citizen. I have found that, in one instance where the landlord wished to increase the rent and astronomical amount, rather than just accept that amount Caroline negotiated with the landlord for a more reasonable increase. This is something I had not experienced before with a property manager, and made me value her expertise all the more.

It was with deep regret that my tenancy through Hayek and managed by Caroline come to an end, due only to the property being sold to a new owner who wished to be an owner-occupier. Had this not been the case, I imagine that I would still be residing in the property with Caroline as my manager. I can only hope that sometime in the future our paths may cross again.

It is my belief that Caroline is an excellent asset to any real estate agency, with skills and abilities that outshine many other property managers. It is with great pleasure that I recommend Caroline Reading to you and highly recommend that her duties and managements be increased, commensurate with her skills, so that she may add to the effectiveness and efficiency of your agency.
